Welcome back to our website for the redevelopment of 57-61 Lea Road, Southall. Since the virtual public consultation and pre-application submission to Ealing Council in October 2021, we have made changes to the proposals to incorporate the following comments received:

Consider additional access from the North via Gordon Road.

Remove two units from Gordon Road access and relocated to Lea Road access subsequently reducing width of Lea road entrance.

Move parking from centre of the site.

Alternative arrangement of blocks to respond to shape and constraints of site.

Revision of site layout to improve shape, location and usability of amenity spaces surrounding the buildings.

We have spent the past six months working with the council’s planning team to prepare revised proposals addressing the above. We encourage you to review the virtual exhibition to find out more about the changes we have made and let us have your feedback by 16th March 2022.
Our Proposal
The Printworks will have will regenerate the site (3,050 m2) to provide 40 much needed new homes for Southall with over 1000sqm of new landscaping around the buildings including play areas for children.
The proposed homes feature contemporary, open plan living areas, finished to the highest standards with modern living in mind. The site is well connected by public transport therefore the proposal promotes a car free site in accordance with London Plan Policy T6 providing only 2 accessible spaces and 2 visitor spaces.
Design Evolution

Below is a summary of the key changes to the development following input from
Ealing Council Planning.

Removal of two units proposed on Gordon Road, relocated these to Lea Road. This improves pedestrian and vehicular access to the North Block as it provides a shorter access route and has also improved the Lea Road entrance as it has reduced it in width.

Located parking away from the centre of the site improving the amenity space.

Revised shape and form of North Block to follow the boundary of the site so that it responds better with the site.

Cranked the northern block and lowered the mass

Distance separation between rear of the Lea Road properties and the proposed northern block is greater than 21m.

Moved South block away from flank wall to the Canalside Gardens block.

Redesigned the south block to improve dual aspect flats.

Improved landscaping belts around buildings and site to provide opportunities for soft landscaping as screening and privacy.

Cycle storage and bin storage located in dedicated stores to provide better access

Introduction of landscaping to upper areas of northern block

Improved mix of units – more family size flats.
